She feels that it is important to get to know the needs of each client on a personal level in order to find them the house of their dreams! She can show you ANY company's houses that are listed in the MLS (not just Nebraska Realty listings) and the Seller pays her commission fee, NOT the buyers.
10 steps to buy a home!
1) Get a pre-approval letter for financing : This is the first and most important step! If you don't have a preferred lender to work with, I have worked with several local lenders who offer various programs to suit your needs! I would be happy to help you find a Loan Officer, best suited, to help you complete this important step!
2) Complete "Wants & Needs" List: This is where you tell me your requirements like; how many bedrooms you need or what school district you need to be in, as well as your wish list like; you would prefer a corner lot or a fenced yard. This information will help me know what is most important to YOU and to help you find the perfect home for you!
3) Tour Homes: This is the fun part! I’ll schedule a time to look at several homes that meet your criteria. Then I'll provide you with the information on each home and give you your space to explore. If you’re not able to tour them in person, I’ll provide you with videos and photos to help you get a thorough feel for each house. Many people want to start with this step. However, without completing the first and second step listed above, that often ends up with negative results. In order to help you best, it is important to make this the 3rd step in your home-buying journey.
4) Put In An Offer: Once we find “The One”, I’ll prepare all of the documents needed to proceed with your purchase and make a solid offer. If you're unsure of what to offer, I'll provide you with market information so that you are confident that your offer will have a good chance at getting accepted. I will remain in constant contact with you so that you are informed immediately of the seller's response.
5) Order Home Inspection: Once your offer is accepted, you then have the option to have a home inspector do a thorough check of the house to make sure you are making a sound investment. Although a home inspection is not required, it is highly recommended.
6) Set Up Home Insurance Policy: Unless you pay cash, your lender will require that you obtain home owner's insurance. If you don’t have an agent, I can help you find a local agent who will suit your needs.
7) Final Financing Requirements: The financing aspect is always the least fun of the home buying process. Underwriters are… interesting. Chances are that even after you provide your lender with all of the required documentation that they requested, there will be additional documentation that they will need. The best way to make this a smooth transaction is to remain in contact with your loan officer and provide them with the requested documentation ASAP. We will also follow up on the appraisal of the property to make sure it appraised at or above your purchase price and to make sure there aren't any required repairs. After everything is complete, the lender will issue a "clear to close". Those are the beautiful words you are working towards!
8) Prepare For Moving: Now is the time to set up U-haul ,storage, establish new utilities and inform current utility companies of project moving date. Now start packing those boxes!
9) Complete Walk-Thru: This is your final opportunity to evaluate the property to make sure that everything appears to be in the same condition that you agreed to purchase it in. You will also want to make sure any requests for repairs have been fulfilled before the closing papers are signed. A walk-through happens anywhere from a few days to a few hours before closing.
10) Go to closing: The final step! If you are required to bring any money into closing, you'll need to have a cashier’s check ready to give to the escrow company. And don't forget to bring a photo ID! You'll sign the closing documents and then... BAM! I’ll hand you the keys to your new home!
